WORLD ENTERPRISES LLC – RULES and REGULATIONS
A.To promote the convenience, safety, health and welfare of all apartment dwellers at the house/apartments, and to insure a fair distribution of services and facilities held out for tenants generally, compliance with the following Rules and Regulations is a condition of your house/apartment rental:
(1) All rent checks are due on the first day of each month.
(2) All checks received after that date are delinquent and accrue a late charge of $35 per day.
(3) All returned checks are subject to a $35.00 service charge.
(4) Any returned check must be covered in cash or cashier's check.
(5) All late security deposits accrue late charges at the rate of $35 per day.
B. No animals or pets of any kind are allowed in the house/apartment on the premises (this includes visiting pets).
C. The term of your tenancy is month to month. If and when you plan to move, you must give thirty (30) days notice on the day that your rent is due and to be paid. For example, if you plan to move out on November 1, then you must give your written notice to the Management on or before October 1. If you fail to do so you will be charged rent until the date of occupancy of the next tenant. The Management will try to cooperate with you in scheduling a new tenant as soon as possible following your departure but it has no authority to agree not to charge the extra rental.
D. No commercial activity of any kind is permitted to be operated from within or without any apartment without express written permission from the Management.
E. No illegal activities (as defined in local and state ordinances, laws and regulations) shall be conducted by or on behalf of tenants or their guests. Example: drugs.
F. BE ALERT TO THE HAZARDS OF OPEN WINDOWS DURING WINTER!! Any damage and repair expense caused by freezing or exposure to the elements of pipes or other heating or plumbing appliances due to the negligence of any tenant shall be the responsibility of that tenant.
G. Your rental agreement applies and is valid only for those occupants listed by you in your security payment receipt entitled "ABOUT YOUR SECURITY PAYMENT". Any changes in occupancy must be consented to by the Management.
H. Apartments are to be used as dwelling units only. I. Tenants must provide the management with notice of any absence from the rental premises in excess of five (5) days.
World Enterprises AR LLC places the following obligations upon tenants as a condition of apartment rental:
A. Keep your apartment as clean and safe as its condition permits.
B. Dispose from the apartment all rubbish, garbage, and other waste in a clean and safe manner.
C. Keep all plumbing fixtures as clean as their condition permits.
D. Use electrical, plumbing, sanitary, heating, ventilating, kitchen and other facilities and appliances in a safe and reasonable manner.
E. Do not, either deliberately or negligently, destroy, alter, deface, impair or remove any part of the premises or knowingly permit another to do so. Example: Abusing the washer/dryer equipment.
F. You and your guests must conduct yourselves in a manner that will not unreasonably disturb your neighbor's peaceful enjoyment of the premises.
